Plans have been submitted for 258 homes at Boroughbridge.

Bellway has applied to North Yorkshire Council for permission to build for what would be the second phase of a 450-home development at Stump Cross, just over one kilometre south of Boroughbridge town centre.

The first phase, which was approved two years ago, is currently under construction as Harclay Park by Barratt Homes and David Wilson Homes.

The bundle of planning documents can be viewed on the council website here. Type in ZC24/00007/FULMAJ at the bottom of the page where it says 'enter a keyword'.

One of the documents, a heritage assessment conducted by development consultants Pegasus Group in support of the scheme, says "there is potential for archaeology to exist within the site and this is likely to date from the Roman period" but concludes "the proposed development will result in less than substantial harm at a negligible level".

The scheme would see existing structures, including a two storey farmhouse, demolished to make way for a mixture of bungalows, detached, semi-detached and terrace dwellings. A total of 103 — or 40% — would be classed as affordable.

The site is close to the A1, about a kilometre south of Boroughbridge.

A planning statement by planning consultants Johnson Mowat says "the majority of hedgerows and all mature trees will be retained" and the only identified flood risk is from surface water.

It concludes:

"Taking account of all of the above factors including all merits of the scheme taken as a whole, this report has demonstrated this full planning application proposal clearly constitutes ‘sustainable development’.
"The scheme is in accordance with the local plan when read as a whole and the application should be approved without delay."

Outline planning permission for the phase 1 and phase 2 parcels of land for up to 450 dwellings was granted in 2019.

North Yorkshire Council will decide whether to accept Bellway's planning application.
