A planning application has been submitted to convert buildings on a farm near Harrogate into holiday cottages.

The application bids to convert and demolish buildings on Brimham Hall Farm, which is currently used for livestock, near Hartwith.

According to the design and access statement sent to North Yorkshire Council, the scheme would involve demolishing nine buildings, including barns, a chicken shed and outbuildings, which are "not fit for purpose".

Several existing buildings would be retained and another four new buildings erected to create a gym and spa, an agricultural workshop and extensions to the farmhouse and one of the guest barns.

Applicants Will and Hannah Laurie have also drawn up plans to build a private lap pool, therapy treatment rooms, a farm shop and links to the nearby Acorn Wellness Retreat.

The document states three buildings will still be used for agricultural purposes, adding the workshop is to be erected to “allow sufficient and suitable space to facilitate farm work”.

Six guest parking spaces will be installed at the site, if the plans are approved, along with another three for the farmhouse. There will also be an on-site cycle store.

Design

The document also states the applicants will retain the “unique protected stones” on the buildings, which are engraved with Latin markings (pictured below).

It says they have “great historical merit" and are a "fascinating piece of history that must be protected", adding the proposed development will be “designed around” the stones.

The applicants also intend to keep all existing openings to “maintain the character” of the barns, as well as existing trusses and stone lintels.

The barns’ existing stonework will be retained and “made good where necessary”, the design and access statement says.

It adds the building set to house the reception, gym and spa would have a “contemporary styling” to keep it the “focal point of the courtyard”.

'Over-intensive development'

Hartwith cum Winsley Parish Council last month lodged an objection to the extensive plans.

It said the proposal would “result in over-intensive development in this part of the Nidderdale Area of Outstanding Natural Beauty”, now known as Nidderdale National Landscape.

The council added:

“Members are concerned about the impact of this development on the highway, especially with lorries passing on a single-track road.
“The parish council feels it is imperative that there is a traffic impact assessment, which currently there is not.”

Councillors also cite the “adverse impact” the development could have on nearby Brimham Rocks, which is a Site of Special Scientific Interest, as another reason for objection.

North Yorkshire Council will adjudicate on the application at a later date.
